MGM Signature Condos Vs. Trump Las Vegas Condos

Trying to decide between MGM Signature and Trump Towers can be a difficult decision. Sometimes it is a just a matter of what feels better to you personally, other times it comes down to facts, so I will try to break it down for you.
MGM Signature sits 38 stories high vs. Trump Towers at 64 stories high.
MGM Signature is Guard Gated. Trump is not.
MGM Signature is more centrally located to the “heart” of the Las Vegas Strip in the prestigious Harmon Corridor. Trump Towers is located towards the northern part of the Las Vegas Strip closer to Wynn, Encore & The Palazzo.
MGM Signature and Trump both used the same architect, so the interior floor plans are pretty much identical. The difference is in the finishes and furnishings.
Some units at MGM Signature have balconies. No units at Trump have balconies.
How can you tell if a unit at Signature MGM has a balcony? If it is a 1 BR unit, then it has a balcony. If it is a studio unit, then ONLY studio units facing the strip have balconies and ONLY units ending in 05,15,07,17 have balconies. Above the 29th floor, studio units ending in 09 & 11 have balconies in addition to the aforementioned numbers.
Penthouse Status: MGM Signature Units are considered PH units from the 29th floor and up. There is no difference in the layout of the unit, however the ceilings are 10’ vs 9’.
Trump Towers has 5 floors of true PH units starting at the 60th floor-64th floor. The Penthouse units at Trump have different floor plans and they have their own elevator core. As soon as you step of the elevator, the common area hallway finishes are a touch nicer, higher end. You can purchase a true 2 BR or 3 BR PH unit at Trump. A true 2 BR or 3 BR unit does not exist at Signature MGM (a 2 BR is made by purchasing adjacent studios or an adjacent studio + 1 BR).
MGM Signature is connected to a major resort and casino - the MGM Grand, which you can access through an indoor moving walkway. Trump Tower Las Vegas is a stand alone tower and does not connect to any major resort.
MGM Signature HOA dues are a little higher - studios approximately $635/M & 1 BR’s approximately $1250/M.
Trump Tower HOA dues - studios $475/M & 1 BR’s $950/M.
On the flip side, Trump Towers commands a higher price per sq ft., and always has - even in the pre-construction sales days.
Pets - MGM Signature allows pets ONLY for condo Owners. Trump Towers allows pets for hotel guests.
Views - Trump Towers has some of the most amazing strip views from any high rise building in Las Vegas - especially on floors 40+. Strip views from MGM Signature are nice, but cannot compare.
Both MGM Signature & Trump Towers allow for full time residency if desired; OR both buildings have optional rental program onsite.
Trump Towers has super high speed elevators. It is not a licensed tower with merely the Trump name. It is a true Trump project - all decisions were made by either Donald or Eric Trump. MGM Signature has 3 towers and each tower has it’s own pool area. You can also use the pool at The MGM Grand as a Signature Resident (guests staying at MGM Grand cannot use the pools at Signature MGM). As Las Vegas High Rise Real Estate agents, we have sold many units in BOTH buildings, and love BOTH Trump Towers & MGM Signature. Sometimes it comes down to a feeling you get in the lobby or actual units, but we hope this fact sheet clarifies a few differences.
